Our home construction loan EMI calculator for Nepal shows your monthly installment and the full cost of borrowing to build a house. Enter the construction cost, your down payment, the interest rate and the loan tenure. You will see your EMI, the total interest and the total amount repaid, along with how much cash you need up front once you add a contingency reserve.

How the home construction loan EMI calculator works (formula)

The calculator uses the standard reducing-balance EMI formula that Nepali banks use:

EMI = P × r × (1 + r)n ÷ ((1 + r)n − 1)

  • P = loan amount = construction cost × (1 − down payment %)
  • r = monthly interest rate = annual rate ÷ 12 ÷ 100
  • n = number of months = years × 12

From the EMI it works out:

  • Total repaid: EMI × n
  • Total interest: total repaid − P
  • Cash needed up front: your own share + the processing fee + the contingency reserve

Interest rate used in the home construction loan EMI calculator

The default rate is 6.38%. That is the weighted average lending rate of Nepal’s commercial banks for Bhadau 2083 (mid-September 2026), as reported by Nepal Rastra Bank. The average base rate for the same month was 4.70%. Read the NRB Current Macroeconomic and Financial Situation report (Bhadau 2083).

This is an average across all loans, not a home loan quote. Home loans are usually priced as the bank’s base rate plus a premium, so your offer may be higher or lower. Replace 6.38% with your bank’s rate. The processing fee defaults to 0% so you can enter your bank’s actual fee. The 10% contingency is a planning buffer we suggest, not a bank requirement.

Worked example: EMI for a Rs 60 lakh house

Construction cost: Rs 60,00,000. Down payment: 30%. Rate: 6.38%. Tenure: 15 years. Processing fee: 0%. Contingency: 10%. Cash on hand: Rs 18,00,000.

  • Loan: 60,00,000 × 0.70 = Rs 42,00,000
  • r = 6.38 ÷ 1200 = 0.0053167, and n = 180 months
  • EMI = Rs 36,310 per month
  • Total repaid: 36,310.01 × 180 = Rs 65,35,802
  • Total interest: Rs 23,35,802
  • Contingency: 10% of 60 lakh = Rs 6,00,000
  • Cash needed up front: 18,00,000 own share + 6,00,000 contingency = Rs 24,00,000, which leaves a shortfall of Rs 6,00,000 against the Rs 18 lakh available.
  • All-in cost (cost + contingency + interest): Rs 89,35,802

How to lower your home construction loan EMI

There are three levers you control. The first is a larger down payment, which shrinks the principal and cuts the interest on every future installment. The second is the tenure. Stretching it lowers the EMI but raises the total interest, so pick the shortest tenure whose EMI you can comfortably pay out of your monthly income. The third is the premium your bank charges over its base rate. That premium is often negotiable, especially if your salary account is with the bank or your credit history is clean, and comparing offers from several banks can shave a meaningful amount off the EMI.

Prepayment is another tool. Many banks allow partial prepayment, sometimes with a fee. A lump sum paid early in the loan cuts interest the most, because that is when the outstanding balance is largest. Before you sign, ask your bank how often the rate is reviewed, what premium applies, and what the prepayment charges are. Then put your bank’s figures into this calculator.

Assumptions and disclaimer

  • The rate is assumed fixed for the full tenure. Most Nepali home loans are floating and are reviewed whenever the base rate changes.
  • Construction loans are often released in tranches as work progresses, and you may pay interest only during construction. This calculator assumes the full amount is disbursed on day one.
  • Insurance, valuation fees, the mortgage registration fee and early repayment charges are not included.
  • Loan-to-value limits and income tests set by NRB and your bank decide how much you can actually borrow.

Home construction loan EMI FAQ

What interest rate should I enter?

Enter the rate in your bank’s offer letter. The default 6.38% is NRB’s reported average lending rate for commercial banks in Bhadau 2083. It is shown as a reference only.

How does a longer tenure change the EMI?

A longer tenure lowers the EMI but raises the total interest. Try 10, 15 and 20 years to compare.

Why add a contingency?

Material prices and design changes often push the cost up. A reserve of 10% or more, which is your own choice, helps you avoid stopping work halfway through.

Does the bank lend 100% of the construction cost?

Usually not. Banks require your own contribution and lend against the property value. Enter a realistic down payment percentage.
