Enter your built-up area and the number of floors to get the quantities. Then add today’s local prices to see the cost. Every thumb rule can be edited, and the rates are left blank on purpose, because material prices in Nepal change from week to week and from district to district.

How the construction materials cost estimator works

Total built-up area = area per floor × number of floors.

Quantity for each material = total area × its thumb rule per sq ft × (1 + wastage %).

Cost for each material = quantity × the rate you enter. The total adds up only the materials you have priced.

Construction material thumb rules used

These are the default quantities per sq ft of built-up area for a typical RCC-frame residential building, as published by Engineer Nepal’s house cost tool:

Cement: 0.4 bag (50 kg) per sq ft

Steel: 4 kg per sq ft. Other Nepali references give 3.5–4 kg.

Sand: 1.8 cu ft per sq ft

Aggregate: 1.35 cu ft per sq ft

Bricks: 8 per sq ft

Wastage is set to 0% by default. Commonly used allowances are around 5% for steel and bricks and 10% for sand and aggregate. Because the calculator applies a single wastage percentage to every material, pick the figure your engineer recommends.

Rates: we have not filled in market prices, because we could not confirm any current price list. For official reference rates, see the district rate (jilla dar rate) published each fiscal year by your District Administration Office, or ask local suppliers. The Department of Urban Development and Building Construction also publishes norms and standards for building works.

Worked example: construction materials for a 2,400 sq ft house

Take a 3-storey house with 800 sq ft per floor and 0% wastage:

Total area: 800 × 3 = 2,400 sq ft

Cement: 2,400 × 0.4 = 960 bags

Steel: 2,400 × 4 = 9,600 kg

Sand: 2,400 × 1.8 = 4,320 cu ft

Aggregate: 2,400 × 1.35 = 3,240 cu ft

Bricks: 2,400 × 8 = 19,200 pieces

Now the cost step. For illustration only, suppose a supplier quotes Rs 1,000 per bag of cement. This is a made-up round number, not a market price. The cement would then cost 960 × 1,000 = Rs 9,60,000. Fill in your real quote for each material in the same way.

With 5% wastage, the quantities become 1,008 bags of cement, 10,080 kg of steel, 4,536 cu ft of sand, 3,402 cu ft of aggregate and 20,160 bricks.

Materials are only one part of the budget. For labour, finishing and services, use our house construction cost calculator for Nepal, and browse all our construction calculators.

Tips for using the construction materials cost estimator

Get at least three quotes for each material before you settle on a budget. Prices for cement and steel often differ between brands and grades. Fe 500 and Fe 500D rebar, for example, are priced differently. Sand and aggregate prices also depend heavily on how far the delivery has to travel and on seasonal restrictions on river extraction. Ask whether each quote includes transport, loading and unloading, because these can add a meaningful amount, especially on narrow roads in the Kathmandu valley where large trucks cannot reach the site.

Buy in stages that match the construction sequence instead of all at once. Cement loses strength if it is stored too long or in damp conditions, and steel stored on bare ground starts to rust. Most families buy materials floor by floor: foundation and plinth, then each slab, then masonry and plaster. Running this estimator separately for each floor gives you a simple purchase plan. Keep every receipt. Comparing what you actually bought against these estimates is the quickest way to spot wastage or theft on site.

Assumptions and disclaimer

The thumb rules apply to ordinary RCC-frame houses with brick infill. Load-bearing, steel-frame or high-seismic designs differ.

Only the main structural materials are covered. Labour, tiles, paint, doors, windows, plumbing and electrical work are not included.

Actual quantities depend on the structural design, so order from your engineer’s bill of quantities (BOQ).

Units follow common Nepali practice: 50 kg cement bags, kg of rebar and cu ft of sand and aggregate.

Disclaimer: this is a rough estimate for planning only. It is not a BOQ or a quotation.

Construction materials cost estimator FAQ

How many bags of cement do I need per sq ft in Nepal?

The common thumb rule for an RCC-frame house is about 0.4 bag per sq ft of built-up area, so a 1,000 sq ft floor needs about 400 bags.

How much steel per sq ft?

Around 3.5–4 kg per sq ft for typical residential buildings. Seismic detailing and larger spans can push it higher.

Why are the rates blank?

Cement, steel and sand prices change often and differ between districts. Entering today’s quote keeps your estimate honest.

Can I change the thumb rules?

Yes. Every factor can be edited.
